Plans to build 66 new homes, including 13 affordable dwellings, off Llandegai Road in Bangor, have been withdrawn.

 

The planning application, submitted by Macbryde Homes Ltd in December 2020, would have seen the development built on a six-acre plot of land near Maesgeirchen and Bangor crematorium.

The proposed development would have comprised the following housing mix:

20 no. 2-bed end and mid terraced properties.

8 no. 3-bed end terraced properties.

22 no. 3-bed detached properties and

16 no. 4-bed detached properties.

The 13 affordable homes would have been transferred to the management of a local housing association once complete.

The delivery of 66 high-quality new homes on an allocated housing site to help maintain housing delivery in Gwynedd in line with the identified housing requirements set out in the Local Development Plan.

Welsh Language Impact

A Welsh Language Statement had been prepared and is submitted with the Application. In summary the Assessment has established that:

The proposed development has an opportunity to have an overall positive impact on the community characteristics of existing Welsh speakers and will deliver a range and choice of housing to meet a diversity of local needs and achieve age structure balance and affordable housing.

Pre-Consultation Report

In the pre-consultation local residents raised concerns that the development was too close to the crematorium, feeling it was insensitive to have housing so close.

Residents also raised concerns about congestion and access tom the site as well as possible antisocial behaviour issues, although planners believed these would not be major issues.

Bangor City Council, while acknowledging that developing dwellings on the land has been noted in the local development plan and supports the development in principle but had significant concerns regarding the entrance and exit to and from the A5 main road and the road safety implications and that the traffic assessment was insufficient.
