Plans have been submitted to convert parts of a Bangor High Street property into residential accommodation while retaining the ground-floor shop.

The application relates to 241 High Street, currently occupied at ground-floor level by The Works, and proposes converting the basement and upper floors into five self-contained flats.

Documents submitted to Cyngor Gwynedd state that the ground-floor retail premises would remain in place. The application therefore does not propose the loss of the shop unit, and there is no suggestion in the plans that The Works is closing.

Under the proposals, one flat would be created in the basement, three on the first floor and another within the attic. The planning statement explains that four of the flats form part of the current application, while the attic conversion is considered permitted development.

Each flat would provide open-plan living, sleeping and kitchen accommodation, together with a separate en-suite bathroom.

The ground-floor shop would retain approximately 113 square metres of floorspace and would continue to have its existing High Street frontage.

No dedicated parking is proposed. The applicant’s planning statement describes the scheme as a “car-free development”, citing the property’s city-centre location and proximity to public car parks, bus services and Bangor railway station.

The application argues that converting the underused parts of the building would provide additional accommodation in a sustainable location close to shops, public transport and Bangor University.

The proposals remain subject to consideration by Cyngor Gwynedd’s planning authority.
