Planning has been submitted for a residential development of 30 new homes – 24 semi-detached houses and 6 terraced houses – together with parking, access and footpaths, off Pen y Ffridd Road in Penrhosgarnedd.
The site is a former Bangor University agricultural facility which is now redundant and has since overgrown.
The application site at Pen y Ffridd was part of a larger outline residential development of 366 dwellings proposed by Morbaine Ltd in July 2013. The application was subsequently refused on appeal.
The proposal would provide 12 affordable units with the remaining 18 being open market units. This provides 40% of the units as affordable units which exceeds the requirements of the local policy. These would comprise of the following:
- 8 x 2-bed 4-person affordable houses;
- 4 x 3-bed 5-person affordable houses;
- 12 x 3-bed 5-person open market houses; and
- 6 x 2-bed 4-person open market houses.
The aim of the proposed scheme is to provide quality housing on the outskirts of Bangor City. Dependent on the availability of Social Housing Grant the scheme is likely to include a mix of affordable housing and open market units which will be flexible depending on the local need.
Adra Housing Association are committed to offering 40% of the units as affordable which is an improvement to the current policy and the tenure will depend of the need of the community along with grant availability and evidence.
The site is in an established residential area, close to the sought-after area of Penrhosgarnedd along with local amenities.
Through studying purchasing patterns of the area, smaller 2 & 3-bedroom properties tend to sell well with 2-bedroom properties being on the market for an average of 5 months, and 3-bedroom properties on the market for an average of 10 months. It’s known that a nearby development by a private developer sold well as the area is sought after by key workers from Ysbyty Gwynedd.
The price of the market properties will be within reach of the local residents as no large executive homes are provided. Key workers who gain employment in the local hospital, university and retail will be attracted to the area along with families.
