Bangor Retail Park on Caernarfon Road has been brought to market with an asking price of more than £11.1 million.

London-based investment firm Paloma Capital has instructed retail property specialists Park Place Retail to market the site.

The fully-let retail scheme extends to around 61,073 sq ft and is home to several major national retailers including Next, Sports Direct, Argos and The Range.

The site occupies a prominent location approximately two miles south-west of Bangor city centre, close to Junction 10 of the A55, with the sales brochure highlighting its position within one of North Wales’ main retail destinations.

According to the marketing particulars, the retail park includes 291 parking spaces and currently comprises three terrace retail warehouse units alongside one standalone unit.

The listing also highlights Bangor’s wider retail catchment, claiming a primary catchment population of around 168,000 people, supported in part by the city’s large student population linked to Bangor University.

The retail park sits alongside other major retailers and destinations in the area including Tesco, B&Q, Halfords and Menai Retail Park.

Sales particulars issued by Park Place Retail also reference further development opportunities at the site, with planning permission previously approved for an additional drive-thru development.

Paloma Capital acquired Bangor Retail Park in 2021 as part of its UK retail investment portfolio.
