Applications are now being invited to purchase a range of new affordable homes in Bangor as part of a scheme aimed at helping local people get onto the property ladder.

The homes, located at Coed Mawr, 1–10 Coed Adda, Bron y De, have been developed through Cyngor Gwynedd’s Tŷ Gwynedd initiative and are available to buy through a shared equity scheme.

The development includes 10 properties:

  • 4 × 3-bedroom (5 person) end-of-terrace houses
  • 2 × 3-bedroom (6 person) mid-terrace houses (over three floors)
  • 4 × 2-bedroom (4 person) semi-detached houses

All homes have been designed to meet local housing needs while offering modern, flexible living spaces.

Shared equity scheme

The properties are being sold through the shared equity scheme managed by Tai Teg, allowing buyers to purchase a percentage of the home at a reduced price.

Typical open market values are:

  • £275,000 for three-bedroom homes
  • £245,000 for two-bedroom homes

However, buyers can purchase at:

  • 70% of market value (e.g. £192,500 for a 3-bed)
  • 50% of market value (e.g. £137,500 for a 3-bed)

A minimum deposit of 5% is required, depending on the lender.

Energy-efficient and future-proofed

The homes have been built in line with Tŷ Gwynedd’s principles of affordability, adaptability, sustainability and energy efficiency.

Features include:

  • Open-plan living spaces
  • Private gardens and dedicated parking
  • Flexible layouts with potential for future expansion

Each property also benefits from:

  • Air source heat pumps
  • Solar panels to help reduce energy costs
  • High insulation standards

There is also the option for buyers to install electric vehicle charging points.

Local connection required

The homes are aimed at people with a strong connection to Bangor.

Applicants must have lived — or previously lived — for at least five continuous years in one of the following wards:
Dewi, Glyder, y Faenol, Canol Bangor, Dwyrain Bangor, or Arllechwedd.

How to apply

Applications can be made via the Tai Teg website, where full details and eligibility criteria are available.

Applicants are being warned that the closing date may be brought forward if demand is high.

A notice states: “We reserve the right to bring forward the closing date if a sufficient number of applications are received.”

Council tax bands and EPC ratings are yet to be confirmed, with the development expected to be completed by May 2026.
