New plans are being drawn up for Parc Bryn Cegin Business Park on the outskirts of Bangor, which could include a cinema, restaurants and a bowling alley.
The site was built in 2000 and despite several promises of development, it has remained empty for nearly twenty years.
Liberty Properties Developments Ltd were chosen by the Welsh Government in 2015 to create a multi-screen cinema and restaurant scheme , but while a cinema operator has been secured, the developers have been unable to attract enough restaurants to make the scheme viable.
It is now understood that Liberty are in discussions with Gwynedd council and the Welsh Government about new plans for the site.
Emyr Williams, development director with Liberty, told North Wales Live: “We remain committed to the site and are now working with Gwynedd council and Welsh Government to draw up new designs for the site.
“The restaurant market is challenged so we have to make changes to the current plan.
“The cinema operator remains committed to the scheme and to a 40,000 sq ft site and we are now looking at a plan to bring in other leisure activities alongside this.
“This could include a bowling facility as there has been a renaissance in this in recent years and also an activity centre, creating a leisure park with the cinema at the centre.
“This will see the number of restaurants on the site reduced from six or seven to perhaps three or four.”
Gwynedd Council have recently approved plans to create a new 187 space ‘Park and Ride’ Car Park at the site for transporting workers to and from the proposed new Nuclear Power Plant at Wylfa on Anglesey, as the plans for Wylfa have recently been put on hold, it seems unlikely the new car park will be built.
Plaid Cymru AM for Arfon Siân Gwenllian raised the issue about the lack of development in the Welsh Assembly last September. Siân Gwenllian said: “The first plans for this business park were published in the year 2000. New roads were built and a new roundabout, and a new entrance to the park was also opened, it was pledged that at least 1,500 jobs would be created.
“Now 18 years later not a single job has been created despite the millions of pounds invested to develop Parc Bryn Cegin. Isn’t it time for the Welsh Government to give priority, energy and enthusiasm to the task of developing Parc Bryn Cegin.”
The new designs for the site are expected to be presented in March.
