Plans have been submitted to convert the ground floor of a former restaurant on Bangor High Street into four residential flats.
The proposal would see the ground floor of the existing property – previously occupied by the Eastern Origin restaurant – change use from a restaurant (Class A3) to four self-contained residential units (Class C3).
Under the plans, the development would create a mix of one- and two-bedroom apartments, all contained within the existing building. No external alterations are proposed as part of the scheme, with the work limited to internal reconfiguration of the space.
The property already includes residential accommodation on the upper floors, and the new proposal would convert only the ground floor of the building. Existing off-street parking spaces beside the property would be retained, with one parking space proposed for each flat.
According to planning documents, the former restaurant closed in February 2025, after which the building was purchased by the current applicant.
The proposal also suggests that two of the flats could be offered at more affordable rental levels, potentially in collaboration with the youth charity GISDA, which supports vulnerable young people across North Wales to access housing and build independent lives. The remaining units would be let on the open market.
Planning documents state that the scheme aims to help address a local demand for smaller one- and two-bedroom homes in Bangor, while making use of a vacant commercial space in a central and sustainable location close to public transport links.
The application will now be considered by Gwynedd Council’s planning department. The full planning application can be seen here.
