A planning proposal submitted to Gwynedd Council aims to transform the former Halifax bank building on Bangor High Street into a mixed-use property featuring self-contained residential flats and retail space.
The application comes after Halifax confirmed that its branch on Bangor High Street would close in April, 2023. The building was subsequently sold at auction, for £156,000.
The proposed redevelopment involves converting the existing structure into 13 one-bedroom residential flats, spread across the lower ground, ground, first, second, and third floors. The ground floor will retain an element of commercial space, designated for retail purposes (A1 use), ensuring the property continues to contribute to the economic vibrancy of the High Street.
Project Details
The development plan does not include any external modifications to the building but will involve internal alterations to accommodate the new residential layout. Each flat will feature essential amenities, including a bedroom area, a bathroom, and a combined kitchen and living space. The layout of the residential units will largely follow the existing floor plans, maintaining the structural integrity of the property.
Accessibility to the upper floors will be facilitated by a staircase, with entry provided via the lower ground floor at the rear of the building. Additionally, the development will include a dedicated bin store and bike storage area on the lower ground floor for the convenience of future occupants.
Retail and Economic Benefits
According to planners, a key aspect of the redevelopment is the retention of a retail unit on the ground floor, which will be positioned to face the High Street. Two residential flats will be located toward the rear of the building on the same level. By maintaining a commercial presence, the proposal aligns with the character of the surrounding area, where many buildings are used for business purposes.
The planned retail space will provide a smaller, more affordable unit, potentially attracting local businesses and boosting economic activity on the High Street. This approach aims to support small enterprises and contribute positively to Bangor’s retail landscape.
