Adra (Tai) Cyf Housing Association intend to apply for planning permission for the build 25 residential flats, access, car parking, landscaping and associated works on vacant brownfield land at the old Railway Institute site, Euston Road, Bangor.

 

The existing brownfield infill site was formerly a home to the Railway Institute building, the building was demolished during 2016. Since then, the site has not been maintained and it has become overgrown and is considered to be ‘a blight’ on the surrounding environment.

Since the demolition of the building there have been numerous planning applications at the site. There is currently an implementable planning permission for 48 student living units.

The proposed development will provide 17 much needed affordable apartments to the local area through mixed affordable tenures of social and intermediate rent. The proposal also includes 8 market rent apartments. The proposal will ensure there is sufficient affordable and market apartments for individuals and families to remain within Bangor, without having to look outside the city for housing options.

The current proposal is for the following mixture of units

6 no. x 2 bed 3 person – Social rent

7 no. x 1 Bed 2 Person – Intermediate rent

4 no. x 2 Bed 3 Person – Intermediate rent

8 no. x 1 Bed 2 Person – Market rent

Affordable homes

Adra are committed to offering 100% of the units to local people. A minimum of 68% are as affordable units, which is an improvement to the current policy set out be Gwynedd Planning Guidance where it requests that 20% of a development are affordable. As the scheme will be for local people and all units will be let at an affordable Social, Intermediate or Market Rent Level.

As stated in the Affordability Statement that also accompanies the planning application, there is strong need for such homes and evidence is provided in the document to support this.

As part of the Affordable Homes statement, evidence of demand for social rented has been provided by Gwynedd Housing Option Team and demand for other affordable tenures has been provided by Tai Teg.

The total of affordable units will be 17 number of the larger apartments and the remainder 8 market rent apartments, as in accordance with the need proposed by Gwynedd Housing Options & Tai Teg.

All affordable tenure and unit size types will be built to achieve the Development Quality Requirement criteria set by the Welsh Government and will be let in accordance with the relevant policies and criteria as set by Gwynedd Housing Options Team and Tai Teg.
