Applications are now open for a new affordable housing development at Coed Mawr, Bangor, offering local people the opportunity to buy a home through a Shared Equity scheme.

The development has been delivered through the Tŷ Gwynedd programme led by Cyngor Gwynedd, with homes being marketed and administered by Tai Teg. The scheme aims to help local residents access high-quality, affordable homes while remaining within their communities.

In total, ten new homes have been built at the Coed Mawr site. These include four semi-detached houses with two bedrooms, all designed to be adaptable; four end-terrace houses with three bedrooms, also adaptable; and two three-bedroom mid-terrace houses arranged over three floors. Some of the homes have been designed with the potential to add additional bedroom space in the future as household needs change.

The properties have been built to meet Tŷ Gwynedd’s core design principles, focusing on affordability, adaptability, sustainability and energy efficiency. Features include high levels of insulation, air source heat pumps to provide heating without fossil fuels, and solar panels to help reduce energy use and household bills. Buyers will also have the option to install electric vehicle charging points. Open-plan ground floors create a modern sense of space, while each home also benefits from a private garden and parking provision.

The open market value of the three-bedroom homes is £275,000. Through the Shared Equity scheme, buyers can purchase at a reduced price, depending on the equity share. A 30% equity share brings the price down to £192,500, while a 50% equity share reduces it further to £137,500. A minimum deposit of 5% is required, subject to lender criteria. Council Tax bands and EPC ratings are yet to be confirmed, and completion of the homes is anticipated in May 2026.

The homes are prioritised for people with a strong local connection to Bangor. Eligible applicants must have lived, or previously lived, continuously for five years or more in one of the following wards: Dewi, Glyder, y Faenol, Canol Bangor, Dwyrain Bangor or Arllechwedd.

Any changes must be notified before the application deadline, as updates made after shortlisting will not be considered.
