Plans to bring a vacant building on Bangor High Street back into use could create five apartments while retaining a ground-floor shop.
The proposals for the former Greggs premises at 241 High Street would see the upper floors converted into residential accommodation, bringing new residents into the heart of the city.
A design and access statement accompanying the application outlines three apartments on the first floor and two on the second floor. The scheme seeks permission for four units, with the applicant identifying a fifth as permitted development.
Each apartment would have an open-plan living, sleeping and kitchen area, alongside a separate en-suite bathroom.
The ground floor would retain around 72 square metres of retail space, with a new access corridor serving the accommodation above. This would preserve space for a business on the High Street while making use of the building’s upper floors.
According to the supporting statement, the property is currently vacant and has recently been sold. The applicant intends to create modern accommodation through a sympathetic conversion of the existing building.
The development is proposed as car-free, with the statement highlighting its central location close to shops, public transport, Bangor University and Pontio.
If delivered, the scheme could give the former bakery premises a fresh purpose, providing additional city-centre homes and bringing potential customers within easy walking distance of local businesses.
The proposals are detailed in a planning application to Cyngor Gwynedd.
