A major industrial estate in Bangor has been brought to market with offers invited in excess of £5.5 million.

The site at Parc Bryn Llwyd, Caernarfon Road, formerly the historic Denis Ferranti site, is being marketed through Savills as part of its April 2026 auction catalogue.

Extending to approximately 162,000 sq ft across 13 units, the estate is being offered as a fully occupied, income-producing investment, generating around £564,000 per year in rental income.

The estate has undergone a programme of refurbishment and upgrading since its acquisition by Bearmont Group in December 2024, with the site now fully let across a mix of industrial, storage, logistics and commercial uses. One occupier has committed to a 30-year lease without break, underlining long-term confidence in the site, while other units are let on a range of shorter-term agreements, offering both income security and future flexibility.

The site has a long industrial legacy in Bangor, having operated for decades as a major engineering and manufacturing hub under the Denis Ferranti Group. As previously reported by The Bangor Aye, the estate was first brought to market in 2022 with a guide price of around £3.5 million, before being acquired by Bearmont in December 2024 and subsequently rebranded as Parc Bryn Llwyd.

Early signs of regeneration are already emerging, with plans approved to develop part of the site into a community sports and wellbeing hub, forming part of a wider vision to bring new uses and investment to the area.

Located on a key route into the city with direct access to the A55, the estate benefits from strong connectivity across North Wales and into the North West of England.

The listing forms part of Savills’ national auction programme, although no final sale outcome or price has yet been confirmed publicly.
