Planning has been submitted to build 66 new homes, to include 13 affordable dwellings, on land off Llandegai Road, Bangor.

 

 

The planning application, submitted by Macbryde Homes Ltd, would see the development built on a six acre plot of land near Maesgeirchen and Bangor crematorium.

The 13 affordable homes would be transferred to the management of housing association Adra once complete.

The proposed development will comprise the following housing mix:

  • 20 no. 2-bed end and mid terraced properties.
  • 8 no. 3-bed end terraced properties.
  • 22 no. 3-bed detached properties and
  • 16 no. 4-bed detached properties.

The delivery of 66 high-quality new homes on an allocated housing site to help maintain housing delivery in Gwynedd in line with the identified housing requirements set out in the Local Development Plan.

The delivery of affordable housing and the creation of a high-quality living environment which is consistent with the Local Development Plan.

Welsh Language Impact

 A Welsh Language Statement has been prepared and is submitted with the Application. In summary the Assessment has established that:

The proposed development has an opportunity to have an overall positive impact on the community characteristics of existing Welsh speakers and will deliver a range and choice of housing to meet a diversity of  local needs and achieve age structure balance and affordable housing.

Pre-Consultation Report

In the pre-consultation local residents raised concerns that the development was too close to the crematorium, feeling it was insensitive to have housing so close.

Residents also raised concerns about congestion and access tom the site as well as possible antisocial behaviour issues, although planners believe these will not be major issues.

Local councillor Nigel Pickavance commented: “Affordable housing with this type of project is not affordable to people living in Maesgeirchen which is an area of deprivation. Social housing would be much more welcoming.”
