A major new housing development has been unveiled for the eastern edge of Bangor, aiming to provide nearly 50 much-needed affordable homes for local families.

Williams Homes (Bala) Ltd, working in partnership with housing association Adra, has submitted a full planning application to build up to 48 dwellings on the Incline Fields site, situated opposite Bangor Crematorium along the A5. The project has been designed by Ainsley Gommon Architects, with a strong emphasis on sustainability, heritage sensitivity, and community safety.

The £multi-million development will deliver a mix of houses, apartments, and bungalows, all built to Lifetime Homes Standards and designed to Secure by Design Gold principles. The scheme includes 8 one-bedroom apartments, 6 two-bedroom apartments, 5 bungalows, and a range of family houses, alongside a supported living bungalow.

The homes will be made available for affordable rent through Adra, as part of Bangor’s social housing provision, helping to meet local demand from families and individuals who are unable to access housing on the open market.

Crucially, the project seeks to balance new housing need with Bangor’s rich heritage. The site borders the Penrhyn Slate Quarry Railroad, a Scheduled Monument within the UNESCO World Heritage Site, and lies next to the Grade II listed Incline Cottage. Open green spaces, new footpaths, and landscaped play areas will ensure the historic setting is respected while creating an attractive environment for residents.

Energy efficiency is central to the proposals, with homes designed to maximise natural light and equipped with air source heat pumps, solar panels, and high insulation standards. Wildlife-friendly planting, bird and bat boxes, and sustainable drainage systems are also included.

If approved, the Incline Fields project will transform 2.5 hectares of open grassland into a modern residential neighbourhood with strong links to local schools, transport routes, and amenities.
